Republic of Ireland Compliance Framework

Fire alarm testing and inspection in Ireland must comply strictly with Irish Standard I.S. 3218 (the current standard is I.S. 3218:2024). These regulations apply to all commercial, industrial, retail, public and multi-occupancy residential properties.

Maintaining strict adherence ensures optimal system performance during an emergency and protects your property from severe penalties. Our certified teams manage the complex testing requirements seamlessly so you can focus on running your business safely.

Mandatory Testing Schedule & Frequencies

Responsibilities for system maintenance are split between a designated "Responsible Person" on your site and an external, certified fire safety engineer.

Daily Icon Daily Internal Checks

Panel Inspection

Check the main fire alarm control panel to ensure it shows a normal status with no "fault" or "disabled" lights showing.

Fault Logging

Note any systemic issues immediately in the fire logbook and contact your service provider.

Weekly Icon Weekly Internal Checks

Manual Call Point

Activate at least one manual call point (break-glass unit) during normal working hours to ensure the alarm sounds.

Rotation & Ancillary Checks

Choose a different call point each week so that all units are eventually tested over a cycle. Verify that all automatic door-release mechanisms, window vents or lifts connected to the system trigger correctly.

Log Record

Document the exact time, date and call point number tested in the fire logbook.

Quarterly Icon Quarterly Professional Inspections

01. Partial Device Testing: A competent engineer must inspect and test at least 25% of all detectors and call points in the building, ensuring 100% are tested over a 12-month period.
02. Battery & Power Check: Test standby batteries under load conditions to ensure they can power the system during a blackout.
03. Control Functions: Verify signals sent to Alarm Receiving Centres (ARC) and check faults/disconnection circuits.

Annual Icon Annual Professional Servicing

01. Full System Audit: 100% of all devices, sounders, visual beacons and hidden wiring joins must undergo functional testing.
02. Radio Systems: Check signal strength and battery life for any wireless fire alarm hardware components.
03. Certification: The engineer will issue a formal Certificate of Commissioning / Servicing to I.S. 3218, which is legally required for your insurance and fire authority audits.

Logbook Icon Legal Requirements for the Fire Logbook

Keeping a physical or digital fire safety logbook on-site is a strict legal requirement under Irish fire safety law. Failure to produce an updated logbook during a random inspection by a local Dublin Fire Brigade Officer can result in severe fines or closure notices.

Check It must contain the names of the site's designated responsible persons.
Check It must record the dates, times and outcomes of every weekly, quarterly and annual test.
Check Any false alarms, system faults, repairs or structural modifications to the building layout must be fully documented.
